Leak diagnosis and source isolation
Most Portland roof leaks are not where the water shows up on the ceiling. Water enters at a high-elevation failure (a flashing, a nail pop, a pipe boot crack, a valley) and travels along the deck or down rafters before staining drywall. A correct repair starts with leak diagnosis: pulling shingles to inspect the underlayment, checking flashings at every penetration, and sometimes running a hose test on a calm day. Diagnosis-only visits typically run $150-$300 if no repair is needed that day; bundled with same-day repair the diagnosis fee is usually waived.
